That is why one of the first things we look at is your property’s true competitive set.

What can a buyer purchase for roughly the same amount of money? What has sold recently? What has been sitting on the market? Are buyers seeing multiple similar homes, or would yours fill a gap that currently exists?

Sometimes that analysis shows us there is a compelling opportunity to sell.

Other times, waiting may make more sense.

The important part is understanding the difference.

A Strong Market Does Not Mean Every Home Sells Easily

There is another misconception we hear fairly often.

If Coconut Grove real estate is performing well, homeowners sometimes assume they can simply choose an ambitious price, put the property on the market and see what happens.

That can be expensive.

This is one of the most overlooked parts of deciding when to sell.

Most homeowners naturally look at what is currently listed.

We also look at what is missing.

Maybe there are buyers searching the Grove for townhomes with private pools, but very few are available.

Maybe there is limited inventory within a particular price range.

Maybe most competing homes require significant renovation while yours is move-in ready.

Maybe your property offers a garage, usable outdoor space, a fee-simple ownership structure, an unusually large floor plan or a location that buyers consistently ask about.

Those differences can matter.

When your home offers something buyers are having difficulty finding elsewhere, your timing may be more attractive than a broad market report suggests.

Waiting Has a Cost Too

Homeowners usually think about the risk of selling at the wrong time.

There can also be a risk in waiting for the “perfect” market.

The perfect market is usually obvious only after it has already happened.

Inventory changes. New competing properties come onto the market. Buyer behavior changes. Interest rates change. Personal circumstances change. A nearby sale can reset expectations in either direction.

This does not mean homeowners should rush to sell. Quite the opposite.

It means the decision should be based on what we know about your property and the market today rather than trying to perfectly predict where Coconut Grove real estate will be six or twelve months from now.
